Understanding damp and mould: what tenants need to know

At BCOP, we take great pride in providing safe, well maintained homes that can be kept warm. Part of that responsibility is helping tenants recognise the early signs of damp and mould, understand what causes them, and know when to report a problem.

We’ve added a new guidance video from the Association of Safety and Compliance Professionals (ASCP) to our website, which explains the risks and the importance of early reporting. We also provide a practical information leaflet for tenants, full of helpful tips for reducing condensation and preventing damp in the home.

What causes damp and mould?

Damp occurs when too much moisture builds up in a property. Common causes include:

  • Everyday activities such as showering, cooking or drying clothes indoors
  • Water leaks from pipes, roofs or windows
  • Blocked or ineffective ventilation
  • Cold surfaces like windows that attract moisture and lead to condensation

If damp isn’t addressed, mould can begin to grow. This often appears as black, green or white patches, especially on walls, ceilings or around windows.

Why does it matter?

The ASCP video highlights that damp and mould are more than a nuisance — they can affect your health and the overall condition of your home.

Potential effects include:

  • Breathing difficulties or worsening asthma
  • Increased risk of respiratory infections
  • Damage to walls, paintwork, furniture and flooring
  • Unpleasant smells and reduced comfort

If you notice damp or mould, please tell us as soon as possible.

Tips for reducing condensation in your home

Alongside the ASCP video, BCOP has a damp and condensation advice leaflet, which gives clear, practical tips you can use at home. These include:

  • Keeping trickle vents open where fitted
  • Wiping away or drying any condensation if it gathers overnight e.g. on windows and windowsills
  • Using extractor fans when cooking or bathing
  • Covering pans when boiling water
  • Leaving a small gap (4 to 6 inches) between furniture and external walls to improve air flow
  • Avoiding drying clothes directly on radiators
  • Opening windows wide for a short period every day to improve ventilation
  • Keep the temperature in your home above 15 degrees all the time.

These simple habits help reduce moisture levels, but they do not replace your responsibility to report damp or mould. Even with the best ventilation, issues can still occur — and that’s when we need to know.

When to report damp and mould

Please contact us as soon as you notice:

  • Any signs of mould growth
  • Damp patches that worsen over time
  • Ongoing issues with condensation
  • Leaks or water ingress
  • Unusual smells or cold, damp areas you can’t explain

The sooner we’re aware, the faster we can resolve the problem.
